THE PROCESS OF BUYING A PROPERTY IN TURKEY
Once you decide to buy a property in Kusadasi, a contract is going to be drawn up between you, estate agent and the owner of the property. This takes place at the estate agent`s office. FIRST STEP
In the contract, all details of costs and any conditions, required subject to deeds being transfered. You will be expected to pay 10 % of the total price of property as deposite at this time. Three copies of contract are maid for all parties involved. As in Scotland, once this contract is signed the property is considered sold. This protects you from owner puting price up due to higher offer made by a second party.

SECOND STEP
The estate agent sets you an appointment with notary to start the legal procedings for you. At this time you will give a power of attorney to the estate agent. This enables the estate agent to do all the legal work required by deed office for your application to purchase a property. Also with this power of attorney the estate agent will have a right to open a bank account on your name so you can easily transfer the money that you will need to finance the outstanding payments on property. The estate agent will then be able to pay all the taxes, and take deed in your name. This is a legal procedure which requires by law to be translated to you at the notary by an english translator, who is under oath,
Requirements needed for this procedure;

- The copies of your passports,

- Yours and your parent`s full names

- Your contact numbers and address

- 2 photos for each person who will be named on deed

- £ 100 max. for the costs at notary (£ 40 for the translator, £ 60 for the notary itself)

The estate agent will help you for this.


THIRD STEP
When the Ministry Of Defense completes the research, your permission will be sent to the estate agent by mail. The estate agent then will contact you to transfer the outstanding balance to the bank account which has been opened in your name. Any other expenses like buyer tax, settling, water and electricity connections...etc., listed in the contract, must be transfered with the balance at this time. After the estate agent gets the deed in your name, they will inform you and all you have to do is collect it from the estate agent. At the time your deed has been recieved by the estate agent the 3% commission will be charged from you to complete the legal obligation of all parties.
